NEW SENIOR HOUSING DEVELOPMENT IN TOPEKA, KS AWARDED AFFORDABLE HOUSING TAX CREDITS & HOME FUNDS

Topeka, KS:  Southern Hills Senior Homes, a new 24-unit affordable senior (55+) housing development has been awarded $625,000 in Federal Housing Tax Credits from the Kansas Housing Resources Corporation (KHRC), and $1.5 million in HOME Investment Partnerships Funds (HOME) from KHRC. Cornerstone of Topeka is the General Partner, and Excel Development Group is the developer on the project. The New Beginning Baptist Church is selling the land for the project. Topeka Senior Living will be located at SE Adams St and SE 37th St in Topeka, Kansas. The total project cost is estimated to be $7,255,468. Construction is estimated to start in early summer of 2023.

Southern Hills Senior Homes will be made up of 12 duplexes (2 bedrooms and 1 bathroom) and a community building. All units will be one-level with 1,034 Sq. Ft. of living space, 292 Sq. Ft. of garage space, 53 Sq. Ft. of storage space, for a total of 1,379 Sq. Ft. Additional amenities include a backyard patio, range oven, microwave, dishwasher, refrigerator, washer and dryer. The units will be all-electric energy-efficient units. At least one unit will be fully accessible and one a sensory unit.

Unit Make-up and Area Median Income (AMI) Served

  • 19 units will be for people making at or below 60% AMI, $650 a month (water, sewer, and trash included)
  • 1 unit will be for people making at or below 40% AMI, $525 a month (water, sewer, and trash included)
  • 4 units will be for people making at or below 30% AMI, $400 a month (water, sewer, and trash included)
