Ambassador & President (Lincoln, Nebraska)
The A&P II, LLC project consisted of the rehabilitation of the existing President and Ambassador apartments, for a total of 71 affordable units for households at or below 60% of the area median income. 20-49% of the units serve persons with special needs. Thirty units are efficiencies(studio) and forty-one units are 1-bedroom.
The site is comprised of 2 five-story buildings that are currently owned by AP Limited Partnership and the Interfaith Housing Coalition located at 1330 Lincoln Mall in Lincoln, Nebraska. The basic needs of electricity/heat, water, sewer and garbage are all provided by the owner. Residents also enjoy on-site laundry, a movie room, exercise room, and a food pantry.
The units are visitable with zero entry design from the courtyard. Exterior features include brick, landscaping and courtyard seating areas. Fifteen units are fully handicapped accessible with all units being handicap visitable. Amenities, such as a refrigerator, stove, and microwave are included in each unit. In addition, all units meet several Nebraska Investment Finance Authority Green Standards. The Ambassador and President were originally built in 1928–1929 and has been listed on the National Register of Historic Places since 1993 as an example of the Art Deco architectural style.
The Ambassador and President were a collaboration of Midwest Housing Initiatives, Excel Development Group, Excel Construction Company, Nebraska Investment Finance Authority, Horizon Bank, Midwest Housing Equity Group, Federal Home Loan Bank of Topeka, AP Limited Partnership, Interfaith Housing Coalition and others.
Cypress Pointe I (Omaha, Nebraska)
The Cypress Pointe project consisted of twelve 2-bedroom duplexes equaling 24 affordable units for seniors (55+) in Omaha, Nebraska. All twenty-four units are 2-bedroom and fully handicap accessible.
The site comprised of approximately 3 acres of undeveloped land adjacent to and southwest of 60th and Hartman in Omaha, Nebraska. Project activities included the acquisition of land and infrastructure development of water, storm sewer, sanitary sewer, and paving. Four 2-bedroom units are for tenants with incomes up to 50% average monthly income (AMI) and twenty 2-bedroom units are limited to tenants with incomes up to 60% AMI. Water, sewer and garbage services are provided by the owner.
These attractive units are all one level, with zero entry designs, patios, and come with attached single car garages. Exterior features include partial brick, shutters, landscaping, patio, lawn sprinklers and security system. Amenities, such as a washer and dryer, dishwasher, refrigerator, stove, breakfast counter and microwave are included in each unit. All units meet the American National Standards for buildings providing accessibility and usability for persons with disabilities. All units have roll-in showers and higher toilet seats. In addition, all units meet the 2009 International Energy Conservation Code and several Nebraska Investment Finance Authority Green Standards.
